How We Do It
Our process is built on precise planning and exceptional communication.
1) Site Review – We meet on site to discuss your vision for the project. We will make suggestions based on the preliminaries and assess building costs such as infrastructure, utility costs and the potential for blasting. This meeting helps you decide if the property is suitable to your proposed design and budget.
2) Architectural – We work alongside your Architect while your vision gets drafted into plans. At this stage we offer expertise from building over 45 custom homes. We coordinate on your behalf for any additional services such as structural engineering, geotechnical engineering or environmental studies needed to move the project forward. We can also make recommendations for interior designers and other design professionals.
3) Contract – With plans in the works we will enter into a Contract so we can keep collaborating and moving towards construction.
4) Preliminary Cost Estimate – Once preliminary are plans drafted and a general understanding of the scope of work, we present a preliminary estimate for the project cost. This allows you to make changes to the plans to meet budget goals, if needed, before moving forward with construction drawings. We will offer value engineering suggestions and cost savings options for your consideration.
5) Submit For Permits – Upon receiving construction drawings, along with any other documents needed to commence the project, we will submit for the required permits on your behalf.
6) Final Cost Estimate – With completed construction drawings, homeowners or architectural review committee approval, if applicable, material selections and specifications provided, a final cost estimate can be provided.
7) Build Process – We are on site every day to oversee every detail of the build from start to finish. We believe exceptional communication between the Architect, Client and Contractors ensures a well-managed project.
8) Billing – We invoice monthly for work completed and materials ordered in that month. We are transparent with all costs of the build and provide copies of the invoices. We pass on our Contractor pricing and discounts to our clients so they get the best pricing.
9) Completion – We perform a very detailed walk through upon completion to make sure the workmanship is of top quality. If the client sees anything that was missed, we will take care of it.
10) Documentation – We will provide you a list of key contractors with their contact information as they may be needed in the future to keep the house in good working order. We will include information regarding finishes for the home in case you need to reference it in years to come.
